By accessing or using estateiq.ae (the "Service", "EstateIQ"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.

2. Description of Service

EstateIQ is a real estate market data and analytics platform covering Abu Dhabi. We aggregate and present transaction records sourced from ADREC and listing data sourced from PropertyFinder for informational purposes. EstateIQ is not a licensed real estate brokerage, does not act as an agent for any party in a real estate transaction, and nothing on the Service constitutes financial, investment, or legal advice. Use of the Service does not create any advisory, fiduciary, or professional relationship between you and EstateIQ.

3. Accounts

You must provide accurate information when creating an account and are responsible for maintaining the confidentiality of your login credentials and for all activity under your account.

4. Acceptable Use

• Do not attempt to scrape, bulk-extract, or reverse-engineer the Service's data or infrastructure outside of normal use.
• Do not use the Service to violate any applicable law or the rights of any third party.
• Do not attempt to interfere with or disrupt the Service's operation.

5. Data Accuracy Disclaimer

We source transaction data from ADREC and listing data from PropertyFinder and present it as faithfully as possible, but we do not guarantee completeness or real-time accuracy for every property, community, or point in time. Data may lag its official source, and historical figures may be revised as source records are corrected. The Service should be used as a research aid, not as the sole basis for a financial decision.

6. Intellectual Property

The Service's design, software, and original analysis are the property of EstateIQ. Underlying market data is sourced under license or from public regulatory disclosure and remains attributed to its original source (ADREC, PropertyFinder) where applicable. Content may be cited or quoted with attribution and a link back to the relevant page.

7. Third-Party Links & Data Sources

The Service may reference or link to third-party sources (e.g. ADREC, PropertyFinder). We are not responsible for the accuracy or availability of third-party content.

8. Limitation of Liability

The Service is provided "as is" without warranties of any kind. To the fullest extent permitted by law, EstateIQ shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of, or reliance on, the Service, including decisions made based on data presented on the Service.

9. Termination

We may suspend or terminate access to the Service for any account that violates these Terms.

10. Governing Law

These Terms are governed by the laws of the United Arab Emirates.

11. Changes to These Terms

We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
